South Florida Short Sale approval in 14 days!

South Florida Short Sale ApprovalIt's always nice when a Short Sale is approved in a quick time period, such as 14 days, AND the Seller is relieved of any deficiency balance of their outstanding mortgage balance. I just love it when the South Florida Short Sale plays out like this as does my Short Sale Seller.  Imagine the joy when my customer heard the good news - they were thrilled. They're glad that this chapter of their life is about to be over so they can get on to better days ahead and there will be better days ahead for them.

When you've taken the bull by the horns and specialize in Short Sales you never know what to expect with a Short Sale yet you do learn to expect pretty much anything. Yet a quick approval is always a welcome event.

This particular Short Sale involved a bit of back and forth with the Lender wanting an additional 2.22% yet I was able to get them to accept the Buyer's original offer and approve the Short Sale. The Buyer's offer was within fair market value range as most Lenders will settle upon approving a Fair Market Value (FMR) range offer in a Short Sale. This point is always a biggie with me in that any Buyer's offer that comes in within FMR has a pretty good chance of gaining approval which is why I always consult my Short Sale Sellers to not accept a Buyer's low ball offer.
